When you’re thinking about selling your house, it’s natural to feel anxious about the process. After all, you have to find a realtor, consult with a lender if you’re buying a new property, and make sure your home is in good enough condition to attract buyers.
Whew! That’s a lot. Try not to become overwhelmed and just dive in. Probably the most important step is to secure an experienced, ethical realtor. Ask friends and family for referrals; the best realtors earn referrals and repeat business. And, keep in mind that it’s okay to interview a realtor. After all, he or she will be working for you so it’s a good idea to ask lots of questions up front so there’s no confusion about what you expect from your realtor.
Wondering what questions to ask? Start with these:
How long have you been in the business?
How many homes did you sell last year?
Will you do open houses?
Tell me how you will market my home
In addition, take advantage of your realtor’s expertise and ask him or her to take a look at your home. Listen to advice about improvements, repairs, etc. Often a realtor won’t price your home until he or she is hired, and don’t be turned off by that. Realtors are happy to share lots of info but they’re also trying to make a living. So, expect some expert advice right off the bat but know that not everything will be shared until he or she is hired.
And, go ahead and ask a prospective realtor about the best time to sell your home. Different realtors may have different opinions but keep in mind that you are the best person to make that decision. Take in to consideration whether you’re moving for a job and need to sell quickly or if you’re able to move more slowly.
The bottom line is that any time of the year is a good time to sell. (yes, even the winter!). So, start looking around at homes you may be interested in buying and then start your search for the perfect realtor to sell your home. Remember you’re looking for the shortest journey from “Just Listed” to “Sold!” Good luck! :)
