This is a quote from the DIYNetwork, which I love, and it rings true. When thinking of ways to improve the value of your home, you should consider putting your money and sweat into an area that will allow for a return on your investment. Sometimes it is best to think "update" instead of "remodel."
Today more than ever, we are seeing a large gap in generations between buyers and sellers. The number 1 way to keep your home's value is to simply keep it up to date. When you update as you go, over the years, it is less cost prohibitive and you have kept your home relevant.
Buyers today, are looking for a model home. They tour new construction homes and then they go back out into the "used" market and try to see if anything stacks up. They want an open floor plan with updated mechanicals. New paint and carpet, and a modern feel. Whether or not they find that in the price range of your home all depends.
So, what does this mean for you, the seller? First of all, focus on high traffic areas. We always say in real estate that the kitchen and bathrooms sell the home, and we say that for a reason.
When it comes to the kitchen and bathroom consider a few modern touches that will make a big impact. Adding pennant lighting over an island, new modern pulls to the cabinets, and a solid surface countertop will make a big impact without breaking the bank. If you can spare more room in your budget consider updating plumbing fixtures or appliances.
A fresh coat of paint can go a long way. Choose your colors carefully, however. I have always found Sherwin Williams to be very helpful. They can tell you what colors are best sellers. They also have lots of great books that show you how to match the different colors.
Finally, don't forget the curb appeal. For many they start their home search online, then they hop in their car and drive by your home. Does your home beg for them to schedule a showing or to put the pedal to the metal?
First impressions are huge and you have a great opportunity with your curb appeal. Updating your house numbers, placing a nice welcome mat, and keeping your current landscaping well maintained all go a long way. Looking to add to your current curb appeal? Think color! Re-paint your front door with a pop of color. Add hanging baskets of flowers or plant some in your flower bed, weather permitting of course.
